Brza procedura obrade, minimalni zahtevi za dokumentacijom i niske takse i naknade omogu\u0107avaju formalizaciju vlasni\u0161tva nad imovinom u kratkom vremenu. Sva dokumenta se mogu pripremiti daljinski bez stalnog prisustva kupca u Gr\u010dkoj. Ovaj pristup nije samo siguran, ve\u0107 i \u0161tedi vreme i novac. Novi vlasnik dobija kompletan paket dokumenata, \u0161to mu omogu\u0107ava da po\u010dne da koristi nekretninu. Izdavanje punomo\u0107ja:<\/strong><\/p><ul class=\"wp-block-list\"><li>Gr\u010dki notar, u saradnji sa akreditovanim prevodiocem, priprema generalno punomo\u0107je kojim se advokatu daje ovla\u0161\u0107enje da zavr\u0161i transakciju u ime kupca.<\/li><\/ul><p><strong>2. Dobijanje poreskog broja i otvaranje bankovnog ra\u010duna:<\/strong><\/p><ul class=\"wp-block-list\"><li>Advokat pribavlja poreski identifikacioni broj (AFM) za kupca od gr\u010dkih poreskih vlasti i poma\u017ee u otvaranju lokalnog bankovnog ra\u010duna uz li\u010dno prisustvo kupca.<\/li><\/ul><p><strong>3. Pravna provera:<\/strong><\/p><ul class=\"wp-block-list\"><li>Advokat proverava pravni status nekretnine (registar nekretnina, zalo\u017ena prava, hipoteke, zaplene, itd.), analizira tekstove ugovora, overava ih, sastavlja izve\u0161taj i dostavlja dokumenta na pregled kupcu.<\/li><\/ul><p><strong>4. Pla\u0107anje poreza na prenos imovine:<\/strong><\/p><ul class=\"wp-block-list\"><li>Advokat podnosi informacije o uplati poreza na prenos imovine poreskoj upravi. Poreska stopa je 3,09%. <\/li><\/ul><p><strong>5. Potpisivanje ugovora o kupoprodaji:<\/strong><\/p><ul class=\"wp-block-list\"><li>Sve strane potpisuju glavni ugovor u prisustvu notara, prevodioca, advokata i predstavnika prodavca. Sredstva za kupovinu se prenose sa bankovnog ra\u010duna kupca na ra\u010dun prodavca, \u0161to se potvr\u0111uje potvrdom o uplati. Transakcija se evidentira u Registru nepokretnosti. One uklju\u010duju pla\u0107anje ra\u010duna za komunalije, op\u0161tinskih poreza i odr\u017eavanje imovine u odgovaraju\u0107im sanitarnim uslovima i uslovima za\u0161tite od po\u017eara.
