Greece’s Short-Term Rental Market in 2025: Growth Driven by International Demand

Greece’s short-term rental market recorded strong growth in 2025, supported by rising international tourism and a steady increase in available accommodation. Government-supported estimates, including data from the Greek Tourism Confederation (SETE), confirm continuous expansion in both listings and bed capacity during the first ten months of the year, reinforcing Greece’s position as a leading global travel destination.

Steady Expansion of Properties and Beds

Short-term rental listings grew from 213,000 in January to a peak of 247,000 in August—the highest level since 2019—while October still counted 234,000 properties. Bed capacity surpassed one million as early as April and reached 1.081 million in August, remaining above one million even after the summer season. This upward trend reflects the sector’s growing ability to meet increasing demand for flexible accommodation.

Longer Stays and Changing Travel Habits

The average length of stay showed minor fluctuations early in the year but became longer from spring onwards. July and August reached 4.1 and 4.2 nights, the longest stays recorded in 2025. This shift indicates evolving travel habits, influenced by remote work and digital nomadism, and highlights the importance of short-term rentals in providing longer, more flexible stays.

International Guests Lead the Market

International visitors were the main driving force behind market growth, accounting for 60% of bookings in January and rising above 90% during the summer. September reached a record 94%, while October remained high at 88%. These figures underline Greece’s global appeal and the resilience of international tourism throughout the year.

A Strong Outlook for Greek Tourism

Short-term rentals now play a central role in supporting Greece’s tourism economy, offering a broader range of accommodation options and spreading benefits to local communities. With rising international demand and increasing preference for longer stays, the sector is expected to continue expanding, further strengthening Greece’s position in the global tourism landscape.
