Greece’s Real Estate Market Sees Ongoing Price Growth

The center of Athens and several areas in the western suburbs recorded the sharpest increases in residential property asking prices during the third quarter of this year.

Based on data from the SPI price index of Greek real estate portals, the most significant annual increases between July and September were observed in central Athens, where asking prices surged by 27.4%. This was followed by Drapetsona and Perama in western Piraeus, showing increases of 26.3% and 26.1% respectively. Peristeri also stood out, with its average asking price rising by 22%.

These areas appear to have a large number of properties eligible for the second cycle of the “My Home” program, which has contributed to the notable upward pressure on asking prices.

In contrast, smaller fluctuations were observed in other parts of Attica, where prices have begun to stabilize. Such areas include Nea Smyrni in the south, Agia Paraskevi in the north, Metamorfosi in the west, Kolonaki–Lycabettus in central Athens, as well as Kastella and Pasalimani in Piraeus.

Rental Market Trends

In the rental sector, the highest annual increases in average asking rents for the third quarter of 2025 were recorded in Gazi–Metaxourgeio–Votanikos (18.8%), Petroupoli (17.6%), Perama (15.5%), Filothei (15.3%), and Aigaleo (15.2%).

Trends in Thessaloniki and Nationwide

In Thessaloniki, average residential asking prices grew by 11% year-on-year in the third quarter of 2025, while rental prices increased by 7.7% during the same period.

Across Greece, sale prices rose by 10% on an annual basis in the third quarter, and by 1.6% compared to the previous quarter. Rental prices increased by 7.2% annually, with no significant changes from the second quarter.

Most Expensive Regions

The southern suburbs of Athens remain among the most expensive areas in the country, with an average asking price of €4,091 per sq.m. Next are the Cyclades (€3,870/sq.m.), the northern suburbs of Athens (€3,323/sq.m.), Lefkada (€3,230/sq.m.), and Chania, where the average rate reaches €2,878 per sq.m.
